studio policies
Small furniture and props may be moved and returned before departure.
Large furniture or set pieces may not be moved without prior approval.
Glitter, confetti, body oils, smoke/haze, open flames, and any messy materials require approval in advance.
Smoking and drug use are prohibited inside the space.

booking & payment
A non-refundable booking deposit equal to 50% of the rental fee is required to reserve a booking date.
The remaining balance is due no later than 48 hours before the booking date.
There is a $250 refundable deposit required for events, workshops, performances, and productions with more than 10 attendees.

2-hour minimum for photoshoots.
4-hour minimum for productions and events.
All bookings include set up and breakdown time.
All bookings must end at the agreed upon time. There is a maximum 15-minute grace period.
Overtime is billed in 30 minute increments at 1.5x the hourly rate.

The freight elevator is available Monday through Friday from 8am to 6pm, Saturday from 8am to 1pm, and is unavailable Sundays.
There are ramps available in the loading dock for seamless equipment transfer.
There is an onsite parking lot available all day at a $10 day rate. Street parking is also available nearby.

capacity guidelines
Ideal for productions of up to 20 guests.
Ideal for intimate events and gatherings of up to 30 guests.
Any guests beyond capacity without prior approval will not be permitted into the space.
damages
Guests are responsible for replacement in full of any damages to the space, set, furniture, or equipment.
Our site rep will do walk throughs of the space before and after and any damaged items will be invoiced. Please notify site rep of any accidents ASAP.
rescheduling/cancellation
All shoots must be paid in full at the time of booking.
Rescheduling requests can be made 48 hours before booking time.
Cancelations can be made 72 hours before booking time for a full refund. Cancelations made within 72 hours before booking will result in a 50% refund.
No-shows are non-refundable.

Can i tour the studio before booking?

is the studio accessible?
The space is accessible via freight elevator during its scheduled operating hours (Mon-Fri 8am-6pm and Sat 8am-1pm). During the elevator’s off-hours, the space is unfortunately currently only accessible by staircase. For off-hours access to the freight elevator, accommodations may be made in advance with sufficient prior notice.
We love divas of all species! All pets are welcome with prior approval and a $150 convenience/cleaning fee per animal. Any excessive shedding and/or mess left behind will result in an additional $100 clean up fee. Pets must be leashed or contained in common areas outside of the space.

Ticketed events and larger gatherings are permitted with prior approval and an additional fee for on-site reps.

What if i want to use the studio on a regular basis?

We offer studio memberships for creators who are interested in regular use.
are food and drinks allowed in the studio?

Food and drinks are permitted in the studio, but any excessive mess left behind may result in a cleaning fee of $150. Alcohol consumption in the space is permitted with prior permission and a fee of $100.
will the site rep be able to assist with shoots/events?

The site rep will be available to help with any questions, concerns, and safety protocols regarding the studio. However, the site rep will not be able to assist with personal production/event logistics.
